CHARLOTTESVILLE, VA (NEWSPLEX) -- Nest Realty put out its third quarter report analyzing home sales in Charlotttesville and surrounding counties.
According to the report, home sales in the third quarter this year matched last year's almost exactly.
Median home sales price dropped slightly to $275,000 and the number of houses for sale dropped as well.
Nest Realty's Keith Davis says that while the market isn't picking up steam, there are still some good signs.
"There are very few buyers in the fall, but those who are active in the buyer's market in the fall are serious about buying. Sellers should keep their houses on the market through this time period," he said. "For the buyers who want to be out there, there is a lower amount of inventory, but again, those who are still looking to sell, these are active sellers in the market."
New construction is also going strong, and Davis says that's a good sign for a healthy market.
The Charlottesville Area Association of Realtors also released its report Monday afternoon.
CAAR's numbers show more growth in the market, but Davis said that's because Nest take a more conservative approach to measuring the data.
